Move-Out Repair Checklist for Las Vegas Renters and Landlords
Whether you are handing back keys or preparing a unit for the next tenant, the same short list of repairs decides how the walkthrough goes. This checklist is built from hundreds of Las Vegas turnovers.
For renters: the deposit-saving list
- Nail and screw holes. Fill, sand, and touch up. Large holes need a proper drywall patch with matched texture, which is the most common deduction we see.
- TV mount holes. Remove the mount, patch, and paint. Lag-bolt holes are bigger than they look.
- Doors that stick or do not latch. A hinge and strike adjustment is a quick fix; a damaged door is not.
- Blinds, closet doors, and towel bars. Reattach or replace anything hanging loose.
- Light bulbs, smoke detectors, and batteries. Cheap to replace, expensive when the property manager does it.
- Caulk and grout. Fresh caulk at tubs and sinks reads as “well kept” on a walkthrough.
For landlords and property managers: the fast-turn list
- Walk the unit with a camera the day it is vacated and send us the photos. Most turnovers can be quoted the same day.
- Patch and paint first, then fixtures, then cleaning, so no one works over wet paint.
- Replace worn cabinet hardware and adjust cabinet doors; it is the cheapest upgrade that photographs well.
- Test every outlet, switch, and fan. Light electrical fixes are quick when caught before the listing photos.
- Rekey or reprogram locks and replace smoke and CO detector batteries before the next lease starts.
How long a turnover really takes
A light turnover (patch, paint touch-up, minor fixtures) is typically one to two working days. A heavy turnover with full repaint and multiple repairs runs longer. We covered the timing in detail in how long a rental turnover really takes in Las Vegas.
